Job Description

Responsible for site identification, leasing, zoning activities, and the circulation of information required for assigned sites. A flexible work schedule with an option of working remotely/locally is available.

Essential Duties & Responsibilities

• Review and understand the scope of work
• Research rings to identify and qualify the best available properties for the installation of equipment
• Assemble and submit candidate packages for client approval
• Coordinate with RF and Construction to ensure that the site meets requirements
• Obtain property owner consent for a proposed equipment installation
• Negotiate and process paperwork for lease, amendment, and easement agreements
• Coordinate and attend site visits to meet RF, zoning, and construction requirements
• Assist in preparation of zoning applications
• Attend public hearings and community meetings as required
• Facilitate communication and coordinate review and handoff of information between multiple departments
• Prepare site status reports and attend client project review meetings
• Adapt to changing client priorities

Qualifications

• BA/BS degree, or equivalent combination of education and experience
• Experience working in wireless real estate is a plus
• Previous experience with successful management of macro site builds
• Demonstrated expertise in zoning and permitting
• Fundamental understanding of compliance and the regulatory process
• Previous experience managing vendor relationships

Physical Requirements

• Must be able to pass pre-employment screening that includes background and drug testing
• Must have a valid driver’s license and a driving record that meets Company requirements
• Must be able to sit at a desk for 6-8 hours per day
• Must be able to work on a computer for 6-8 hours per day
• Must be able to stand for long periods on varied surfaces

Regulatory Specialist

Job Description

As a key member of the project team, the Regulatory Specialist will be responsible for reviewing and managing compliance documentation associated with wireless telecommunications sites. This function includes tracking the site compliance progress, validating documents, and tracking documents. The documents to be reviewed include but are not limited to: NEPA reports, SHPO reports, FCC regulations, and site drawings. This position requires extensive database management and the ability to communicate with department managers and vendors. A flexible work schedule with an option of working remotely/locally is available

Essential Duties & Responsibilities

• Prepare and assist with Regulatory Filings
• Review FAA Determinations
• Ensure regulatory compliance with FAA, FCC, NEPA, and SHPO as required by each organization
• Monitor status of existing and newly identified sites
• Ability to work with FAA Airspace system
• Create & update spreadsheets in Excel and Google Sheets
• Attend weekly status meetings with vendors and track site status
• Work closely & professionally with department managers, project managers & vendors
• Perform other administrative tasks not already described that may be required

Qualifications

• BA/BS degree, or equivalent combination of education and experience
• Experience working in wireless real estate
• Regulatory compliance experience with NEPA, SHPO, FCC, and FAA
• Systems experience
• Experience with Google Suite and advanced focus on Google Sheets
• Excellent communication skills and ability to focus on the details
• Experience with Microsoft Office Suite with advanced focus on Excel
• Budgeting experience

Construction Project Manager

Job Description

The Construction Project Manager is responsible for planning, directing, and coordinating a wide variety of telecom construction projects. The CPM will oversee the planning, scheduling, and implementation of the construction process through infrastructure design, procurement, and build.

Essential Duties & Responsibilities

• Manage construction of new and existing cell sites
• Manage the renovations of existing cell sites, including generator additions, HVAC additions & upgrades, commercial power upgrades, fire alarms, and security
• Assist Operations Group in the management of preventive maintenance program for  fire alarm systems, generators, and HVAC at all sites
• Manage electronic bid process by preparing RFP/RFQ packages with all supporting bid documents, holding bid meetings, releasing bids, evaluating bids, making recommendations for bid awards, and documenting awards
• Assist in the Decommissioning of sites from the area of restoring the location  to "As Was" condition
• Assist Operations and Real Estate in the managing of landlord complaints and property issues  for all cell sites
• Maintain a comprehensive tracker of all construction activities in the New England Region
• Monitor ordering & tracking of drawings, structural reports, utilities, equipment, and materials
• Attend pre and post-construction walks

Qualifications

• BA/BS degree, or equivalent combination of education and experience
• Proven written communication skills, including all MS Office applications
• Demonstrate excellent problem-solving skills, self-motivation, leadership
• Demonstrate analytic, technical, and organization skills
• Working knowledge of Fire Alarm and Security Systems, Building & Management Systems, Commercial Power, and Emergency Generators Systems
• Wireless industry experience required
• Ability to travel as required, attend zoning/permitting meetings off-hours as needed
